Upon booking a strata defect inspection we will request a copy of your strata plan so that we can establish the difference between your individual ownership and common property. You should be able to obtain a copy from your strata manager or from Landgate for a small fee of $24.
Prospective purchasers should be aware that the liability for the cost of repairing building defects is not restricted to the particular unit which they are proposing to purchase, but may include contribution to the whole of the common property. It is therefore strongly recommended that you also instruct your solicitor or similarly qualified representative to arrange for a Strata Search to be conducted on your behalf.
